What is an EPC and why do I need one?

If you’re looking to sell or rent out your home, you will need an Energy Performance Certificate before it goes on the market. Or if you’re looking for a property to buy or rent, the EPC lets you compare the energy efficiency of different properties easily.

EPCs tell you how energy efficient a property is and gives it a rating from A (very efficient) to G (inefficient). They will also give you information on how costly it will be to heat and light your property, and what its carbon dioxide emissions are likely to be.

An EPC will also give recommendations to increase the property’s energy efficiency and will also include information on what the energy efficiency rating could be if you made the recommended improvements and highlights cost effective ways to achieve a better rating.

EPCs are a legal requirement if you are selling a property are valid for 10 years from the date of issue.
